Methodology, sources and limits

Rent = monthly rent × billed months − rent discount. Expense adds monthly insurance, one-time fees and tax on discounted rent plus the taxable fees you specify. Cash required also includes the refundable deposit. The model assumes constant monthly pricing and does not tax insurance; add other charges to fees if appropriate.

For invented figures of $150 rent, three billed months, $10 monthly insurance and a $25 fee, expense before tax is $505. A refundable $50 deposit raises cash required to $555.

Use your facility’s written terms for billed months, rent increases, tax treatment, required insurance and discounts. No quarterly pricing feed is used. Choose a unit size before comparing equivalent quotes.

Common questions

Does one free month mean a lower monthly rate?

Not necessarily. Enter the total discount separately and read the offer’s conditions, later rates and minimum term.

Are partial months prorated?

The calculator uses whole billed months. Enter the months the contract actually charges.

Is the deposit counted twice?

No. It appears only in the cash-required figure and is excluded from expense.
