How to compare the priciest cities in the US

First, choose the question that matches your move. A renter needs current asking rents. A buyer needs home prices, financing costs and income. A broad price index adds context, but it cannot predict the cost of your next apartment.

The priciest cities in the US for one-bedroom rent

Zumper’s September 2026 report places New York first for median one-bedroom asking rent, followed by San Francisco and Boston. These are advertised rents from its listing sample, not every tenant’s rent.

Zumper’s national one-bedroom median was $1,518. New York’s figure was about three times that amount. However, compare the neighborhood, unit size and lease terms you will actually use.

Redfin’s August 12, 2026 analysis ranks 96 large metro areas by the share of median household income needed for a typical home payment. Its model assumes a 20% down payment and a 30-year mortgage, with typical taxes and fees.

This measures housing pressure relative to local income. It is not a ranking of all living costs. Your deposit, interest rate, insurance and property choice can produce a different payment.

The BEA’s 2024 regional price data, released in 2026 measures broad price levels. The national level equals 100. California’s state index was 110.7, Hawaii’s 110.0 and New Jersey’s 108.8. Thus, California’s statewide price level was 10.7% above the national level.

These are state averages, so they do not establish which city is most expensive. They also describe 2024 prices. BEA still provides metro regional price parity data; metro real-income and spending series are separate products.

Only with a clear geography warning. A borough, a city and a metro cover different places and housing markets. Use the same geographic unit when you want a direct comparison.
